Location, Location, Location
The location is very convenient. Unity Schools and Clinic: 1 mile; Five Flags Golf Course: 2 blocks (drive your golf cart there); Balsam Lake: 1000 feet away (almost a back lot, but you can't see the lake) with public access nearby (store your boat in the pole building); Milltown, Balsam Lake, Centuria all 5 about miles away for quick trips for things you need in town. A trip to Walmart or Menards takes about 15 minutes.

The well is approximately 75 feet deep. It has excellent water quality with no water treatment systems needed.

Natural Gas
GREAT NEWS: NATURAL GAS HAS JUST BEEN INSTALLED AND ALL APPLIANCES HAVE BEEN CONVERTED! Why is this such great news? Natural Gas is about half the cost of propane so there will be huge savings. This is a fantastic benefit to a new owner. The new owner will not have to deal with the huge price fluctuations of propane, propane contracts, or hassles with propane trucks on the property. Where else can you find such a great 5 acre country property with natural gas?

Five heavily wooded acres; Oak, Maple, Basswood, Ash, Colorado Blue Spruce, White Pine; A gorgeous area with Trillium and other wild flowers in the spring. Beautiful ferns and forest vegitation throughout the summer. Exceptional privacy!!!

Updates to the house
2010 updates: The house was updated and redecorated. Over $12,000 was spent on improvements. Here's what has been done. The kitchen and dining room wallpaper was stripped and the walls were painted with designer colors. The kitchen and bathroom floors were replaced and coordinated with the same materials. We chose a Tarkett "Inspire: Ceramica Boulevard" product. New carpet was installed in the living room, dining room, stairway, and both bedrooms. We chose Mohawk's SmartStand elite series carpet with a Sunset Pier pattern in Hidden Cove color. We also included a premium pad. We chose carpet because it is warm, quiet, soft , and comfortable. Along with the new carpet, new floor registers (24 of them) were installed to match the carpet color. New kitchen counter tops and back splash were installed with Formica 180FX which is the newest product on the market. A new stainless steel under mount sink with offset bowls was installed. A new Shasta Eclipse stainless steel faucet with pullout sprayer and a soap dispenser were added. New appliances were purchased. We chose matching Frigidaire Gallery stainless steel stove and refrigerator. The stove is a five burner grate cook top model with a convection oven. The refrigerator is an Energy Star model rated to use only $40.00 of electricity a year! Above the stove is a new Broan stainless steel vented hood. The dishwasher is a Sear Kenmore Elite stainless steel model. It's one of Sears most expensive models. It is Energy Star rated and ultra quiet! Under cabinet LED lights were installed to show off the beautiful new counter tops and illuminate the area for food preparation. The LED lights use only 6 watts of electricity! All new RG 6 quad shield high definition television cable and 2400 megahertz splitters were installed. Improvements were made to the exterior as well. The siding on the south was treated with TSP and power washed before staining and sealing. The west side of the house and entire garage with treated with WeatherScreen wood preservative. The roof on the garden shed was torn off and replaced with new 25 year shingles that match the house. The house is better than when it was new. We have upgraded all decorating choices we made. The house is very beautiful. It has earth tones that fit the nature setting in our heavily wooded area. I love it!

2011 updates: The entire exterior of the house was refinished including the deck. The septic was pumped and passed state inspection. Many small projects were completed including: insulating the garage foundation, adding insulation to the garage overhead doors, new shelving in the pole building, new lawn edging, a new mailbox and post, pressure washed driveway and walkways, and the furnace and fireplace were both thoroughly cleaned and inspected.

2012 updates: The exterior of the house was seal coated with Weatherscreen Clear Wood Preservative. New raised gardens were constructed at the end of the driveway and planted with a variety of premium flowers. The upstairs bathroom was updated. The wallpaper was stripped and the walls were painted to match the fixtures. A new granite vanity top with double under mount bowls and new faucets and drains was installed. The new light fixture above the mirror was installed including CFL lights. LED lighting was placed beneath the bathroom vanity to provide extra lighting. This LED lighting makes the vanity appear to be floating above the floor, and the LEDs works as a night light as well. A new check valve was installed in the well. The furnace was cleaned and inspected at the beginning of the heating season.

2013 updates: The main level bathroom was updated. The wallpaper was stripped and the walls were repainted a light gray. A new light fixture was installed above the mirror and LED lighting was installed below the cabinet for some ambiance. The LED lighting makes the cabinet appear to be floating above the floor and works as a night light so you're not entering a dark bathroom. A new granite vanity top with double under mount sinks and new faucets and drains were installed. There is new double shower curtain that adds a little elegance to the room and perfectly coordinates the color plus it hides the tub. We also purchased matching accessories like the towel bar, soap dispenser, and toilet paper holder. A new handle was added to the toilet to match the other accessories, too. The flooring coordinates with the kitchen for a uniform look throughout the house. Spring and summer were busy times for planting and more landscaping (which I love). Here's a list of what was done: 100 pounds of grass seed, 21 lilac bushes, 32 Tiger Lilies, a mature Azalea and Rhododendron, 2 Clematis, 864 annuals in 16 cubic feet of potting soil.  New gas valves were installed on both the propane tank and on the house. This was done as preventive maintenance only. Everything was inspected and leak tested. In the fall the furnace was cleaned and inspected. Four new burners, an ignitor, and induction motor were installed. Again, this work was done as preventive maintenance only.

2014 updates:  The west side of the house was sprayed with TSP/bleach, scrubbed and pressure washed to bare wood in July. It was then stained with Pittsburgh Ultra Advanced Clove Brown water based stain. The septic was pumped and passed inspection. The entire deck surface, rails, and spindles were stained. I attended an open book meeting to reduce our five acre land assessment. See taxes for more information. New High Efficiency LG Washer and Dryer were installed.

2015 updates: There were many significant updates. You will find them by clicking the icon labeled "2015 Updates" on the left side of the screen near the bottom.

We are continually updating and improving the house so it is in excellent, move-in condition.
